No matter where I go or to whom I speak, the topic of the Sarasota real estate market is very quickly where the conversation heads.  Everyone is interested in what is happening in our market and everyone is curious as to where it is headed.  I wish I had a crystal ball and could with 100% assurance tell you what will happen in The Oaks in the future.  What I do know is what has happened in the past and where we are at the moment. I’d like to share some of this information with you in the hopes that it will be beneficial.

In the past 12 months there were 14 homes that sold in The Oaks Clubside.  I have attached the information on each of those homes for you to review.  Compared to the prior 12 months, only 11 homes sold so the amount of activity has improved.  Here is a comparison of these timeframes.

While at first glance one might conclude that the prices have increased over the past year that is really not a true statement.  Averages can be deceiving and so one must dissect the information a bit further.  The average selling price in the past year was $245 per square foot based on the fact that the average sized home that sold was 3827 square feet.  In the prior 12 months the average square footage was only 3189, which worked out to be $252 per square foot.  Smaller homes will usually sell for more per square foot than larger homes due to the land costs, costs of construction, etc., but, of course, less overall due to the difference in the size.  That being said, it is fairly clear that prices haven’t dropped too much more over the past 12 months but, rather, are beginning to stabilize.

At present there are 42 homes on the market. (If you would like to see the listing information on each of these homes simply email me and I will email you that information immediately. Further, if you are interested in seeing information on The Oaks Bayside, I’d be happy to send you that as well.)  Although homes are taking a bit longer on average to sell in this market, they are selling.

The Oaks is a fabulous community and enjoys a wonderful reputation within the area.  The recent improvements within the community have brought about a very positive reaction from prospective buyers and have enabled the selling level in the neighborhood to remain strong when the rest of the Sarasota market has not been as strong.
