Casey Key
No matter where I go or to whom I speak, the topic of the Sarasota real estate market is very quickly where the conversation heads. Everyone is interested in what is happening in our market and everyone is curious as to what the future holds. I wish I had a crystal ball and could with 100% assurance tell you what will happen on Casey Key in the coming months and years. What I do know is what has happened in the past and where we are at the moment. I also have my own ideas as to what might happen. I'd like to share some of this information and my own perceptions with you.
In the past 12 months there were 17 homes that sold on Casey Key, two are still pending. Below is a complete list to review. Compared to the prior 12 months, the same number of homes sold, the average selling price was a significant decrease. Here is a comparison of these timeframes. Bear in mind that the numbers vary from year to year because of the price range of the houses that sold, skewing the averages.

At present there are 48 homes for sale. I have not included a list of the homes currently on the market in this report. Although homes are taking a bit longer on average to sell in this market, they are selling.
I love Casey Key and am doing my best to help see that it continues to sell at higher and higher prices. My belief is that it will continue to do well. I think that the market in general may stay quite slow for a few more months but, in the fall, provided our hurricane season isn't too destructive, things will begin to move again at a faster pace.
